Getting planning permission
If renovating a property you may need to obtain planning permission, otherwise you may end up being served an enforcement order from your Local Planning Office. If you live in a conservation area, for example, you will not be able to alter anything externally. If you live in a leasehold property, you will need to obtain permission from the freeholder. Of course, not all work will need permission so if you aren’t sure you can buy a copy of the ‘local plan’ from your Local Planning Office which will give an idea of their policies.

There are two levels of building regulation requirements, these are obtainable from the Local Planning Office:
- Building Notice. This is required for minor works such as moving a kitchen to another room – and will need a building inspector to approve that regulations are being followed.
- Full Plans Application. The building inspector will need to see working plans of intended building work so that they can consider them for approval.
