The principle behind buying off-plan is to achieve a discount from the market value of the property. This can typically be up to and beyond 20%. This discount is achieved because the property is only in the construction or pre-construction phase at the time of purchase, with a ‘lead-time’ of up to two years before the property is habitable.
To ensure you are getting a good discount, research similar properties in the area. If you feel that your discount does not reflect the ‘off-plan’ status of the build, don’t be afraid to negotiate.
The best way to get a good discount is to purchase at the very beginning of the development – then you get the best pick of the units with the largest discount.
